Welcome to our spring Newsletter. It has been a while since our last one, but we hope you will forgive us and enjoy the comments and feature properties we have prepared for you.

The following information is very simply Michael Cunnington's understanding of the matters mentioned and in no way should be taken as an official view - any comments from readers will be welcomed.

As the World Economy dominates the press showing the world wide financial turmoil, Mallorca still seems to be fairly "fireproof". If anything, the deepening recession on mainland Spain in the real estate sector is helping as prices and sales on the island continue to hold and buyers look to Mallorca as the best place to invest. Especially true at the top end of the market confirmed by one of the larger agents, Engel and Völkers who confirmed that sales in the 2 million plus bracket are still buoyant. And confirmed by MJC Associates, of course!

Just recently the Mallorcan newspaper Ultima Hora published an article headlined as:

"INCREASING DEMAND IN LUXURY PROPERTY IN BALEARICS"

Good news indeed for the ever determined estate agents - it goes on to say that demand for the 2 million plus properties remains strong despite world etc.

However British sellers should bear in mind both the increased cost to the UK buyer - but also to the increased number of pounds the seller will receive for his Euros if repatriating the sale proceeds to a sterling base.

In true Savills style we are gaining reputation as the leading agency for large country estates in Mallorca and have several for sale - some of which we are not permitted to publicise - but nevertheless are expected to sell without telling anyone - a difficult but challenging task. We will be promoting several such properties in a future Sunday Times advert similar to last Sunday's double page spread - all estate owners please contact me if you wish your property to be included!

"It MUST have a sea view" was one of the prevalent criteria of all buyers but more and more clients are showing a preference for the more rural Mallorca. Villages such as Alaro, Binisalem, Porreres, and central small towns such as Santa Maria and even Inca, Llucmajor, and Manacor are "on the up". The charm of village life - the local market - the lack of crowds, noise, traffic, and being able to integrate to an extent into rural life has its charm against the glitzy South West. Of course, everyone claims that properties in these regions are cheaper but whenever I look for a bargain - they seem few and far between. Llucmajor is certainly cheaper than most and with the motorway to Palma and the airport - is worthy of consideration although not the prettiest of towns.

Increasingly difficult to find good locations to build new villas - especially with sufficient space not only to suit the owner but to satisfy the local planners. The areas around Deia, Pollensa, and the whole of the south- west are particularly tough. In Andratx it is very important to check that not only is there a permission to build but that the Town Hall confirms that it will issue the Final Certificate on completion (Final de Obra) provided there is compliance with the licence.

Without naming names - one of our recent buyers is a leading figure in a major UK bank and he found it well worth while to use the services of a Foreign Exchange Broker who gave him a better rate of exchange than he could obtain from his employing bank. This can also be useful for on-going payments after the initial purchase has been completed and can save you significant sums of money.

For more than two months the staff of the Spanish Judiciary were on strike. The dispute was finally resolved a couple of weeks ago but there is a large backlog of cases to be processed. So, if you are in the queue for a court case - be patient!
